COMMENT: That doesn’t mean there won’t be some detours along the way, but they are not failures, they are just part of the journey.  And, I want you to accept that.  When you own the attitude of winning, in spite of circumstances, you definitely will win.  Too many people use the road bumps as a reason for not going on.  Don’t ever let that happen to you.  Big goals require big effort, but that is part of the joy of the journey.  Another thing happens when you pursue your goals with the intention of winning, and that is that other very favorable circumstances will appear along the way.  It’s like the Universe is watching you and then rewarding you for keeping on keeping on.  So – since you are definitely a winner – go for it.

COMMENT:  Helen Keller keeps on giving us encouragement based on all that she went through.  She learned the hard way, but is letting us know that miracles really do happen when we keep growing.  And therein lies the secret to the wonderful life – growing!!!  And, it isn’t just about you.  Your successes will have an impact not only on your life, but also on the lives of people you will never meet.  Sometimes it will be your great attitude in a certain situation that sets the example that somebody carries with them the rest of their life.  The bottom line is that when you keep growing by working at being the very best you can be, you will be serving your purpose for being here – and life will be a blast.

COMMENT: This seems like such a simple statement, yet it contains the ultimate secret to happiness. Your thoughts really are the✽ marguerites ✽ daisies ✽ controlling factor to what happens in your life. They create the habits that are yours and yours alone. And, it is those habits that will determine your success or failure in your world. That being the case, it becomes vital for you to be constantly aware of what is going through your mind. When a negative thought pops up, give it the heave-ho. When a positive thought appears, cherish it and live in that moment. The rule is simple: Negative thoughts create havoc in your life and positive thoughts create happiness. The choice is always yours. Be aware of choosing the fun stuff.

COMMENT: This quote by Carlos Castaneda merely reinforces the first quote and comment. Whatever you emphasize in your thinking will be who you become, and who you become will determine what you receive. One of the most important actions you can own is to be aware of what is going on in your mind. Remind yourself on a consistent basis of staying with the thoughts that serve you. Put the word, “AWARE,” on a 3/5 card and place it on your desk or the dashboard of your car, and whenever you look at it, check to see how you’re doing with great thoughts. The greater your thoughts, the greater your life will be. Might just as well make this an even more exciting journey.

7 Top Twitter Tips for Real Estate Agents

With the internet becoming the go-to place for resources, it’s understandable that having a knowledge of online marketing is necessary. One of those resources is twitter and understanding its many complexities is the key to moving you up in the world of real estate.

1) Set Up
Customization is the key to pulling people in. Of course, putting a picture up is important. People usually don’t follow people without pictures for fear of that person constantly spamming them. Another useful way of gaining attention is by including a logo or slogan. With twitter growing by the day, being able to stand out in a crowd is vital.

2) Who to follow
Twitter allows you to find people to follow based on your interests. First and foremost, when choosing who you’re going to follow, make sure those individuals regularly update respective feeds and aren’t just casual users. When starting out, it’s easy to want to follow as many random people as possible hoping they’ll follow you back. However, sticking to a specific audience in the beginning can prove more beneficial.

3) Gaining followers
Unlike on facebook, where you ‘friend’ people, wait for them to accept it, and watch you friend list grow, in order to keep up with people on twitter you have to follow them and get them to follow you. This can at first seem like a daunting process, but it gets easier once you understand the ‘give and take’ nature of the following process. Of course in order to gain followers, you have to be the follower first. Making use of twitter’s tools and meeting people outside of the social network sphere will definitely gain you those followers.

4) Communicating
The most important part of twitter and any social network is, of course, communicating, especially communicating effectively. On twitter, learning how to use hashtags is crucial. For example, if tweeting about social media, you would simply use the two words in a regular sentence but type it as #socialmedia. Doing this makes your tweets easier to find. When tweeting, don’t overdo it. Updating every two minutes about the same thing is basically the same as spamming. Your goal is to refresh people, not annoy them.

5) Automating
Keeping up with all the tweets, hashtags, RT’s, even trending topics can seem like quite a load to keep track of. This is also a reason why many real estate agents are turned off at the notion of using a social networking site to find potential clients. Thankfully, there are ways to applications such as EasyTweets, Tweetbacks, and Twitterfon that allow you to automate specific tasks. If you want to be alerted of people using certain keywords, these are the applications to go with.

6) Sharing Pictures
Twitpic is a useful means of posting pictures, such as local listings, directly from your phone onto twitter. Use Tinyurl.com when linking to make your URL’s shorter.

Remember who your target audience is and be sure to thank the ones who retweet and mention your products.

5 Powerful Ways to Improve the Service You Provide Your Clients

The most successful real estate agents place great value on developing lifetime relationships with their clients. In today’s competitive marketplace, they are aware that their clients are aggressively prospected and their loyalty cannot be taken for granted. Customer focused real estate companies recognize that relationship building and follow up service are critical components for promoting both customer retention and revenue growth.

Build a relationship
Today we have access to innovative tools such as the Internet, cell phones, faxes, and voicemail all designed to enhance our ability to communicate. Nevertheless, even with all of these technological tools at our disposal, the alarming number of dissatisfied clients, lost sales and failed relationships all reflect the fact that none of us are as effective at communicating as we would like to believe.

Temperament understanding helps to foster effective communication. Research in the field of human psychology indicates people are born into one of four primary behavioral styles: aggressive, expressive, passive, or analytical. Each of these four temperament styles requires a unique approach and communication strategy. For example, if you are working with the impatient, aggressive style, they want a quick fix and a bottom line solution. Under pressure they can be ill tempered and quick to anger. Give them options so you don’t threaten their need for control. Don’t waste their time with chitchat—stick to business. While at the other extreme, the stress-prone analytical style requires more information and is interested in every detail. Their cautious and analytical nature makes them susceptible to buyer’s remorse. Be sensitive to their need for reassurance and guarantees. Once you learn how to identify each of the four primary behavioral styles, you’ll be able to work more effectively with all of your clients.

Communicate effectively
Recognize the importance of nonverbal communication and learn to “listen with your eyes.” It might surprise you to know that research indicates that over 70% of our communication is perceived nonverbally. In fact, studies show that body language has a much greater impact and reliability than the spoken word.

Create a favorable first impression and build rapport quickly by using open body language. In addition to smiling and making good eye contact, you should show the palms of your hands, keep your arms unfolded, and your legs uncrossed.

You can develop harmony by “matching and mirroring” your client’s body language gestures. Matching and mirroring is unconscious mimicry. It is a way of subconsciously telling someone that you like them and agree with them.

Improve your active listening skills. To develop and encourage conversation, use open-ended questions to probe the meaning behind your prospect’s statements. Occasionally repeat your prospect’s words verbatim. By restating their key words or phrases, you not only clarify communication, but also build rapport. Keep your attention focused on what your client is saying and avoid the temptation to interrupt, argue, or dominate the conversation.

Little things make a big difference
Rendering quality customer service is both a responsibility and an opportunity. Often salespeople view customer service as an administrative burden that takes them away from making a sale. The truth is that customer service provides opportunities for cross-selling, up-selling, and generating quality referrals.

Clients describe quality customer service in terms of attention to detail and responsiveness. Customer satisfaction surveys consistently point to the fact that the little things make a big difference. Not surprisingly, the top two customer complaints with regards to customer service are unreturned phone calls and a failure to keep promises and commitments. Make an effort to see yourself through your clients’ eyes. True customer service is meeting and surpassing your clients’ expectations.

Successful salespeople “go the extra mile” when providing service and turn the customers they serve into advocates to help them promote their business. Your referrals and follow on business are in direct proportion to the quality and quantity of service you render on a daily basis. Want more referrals? Improve your service.

Here are five powerful ways to improve the service you provide your clients:

-Under-promise and over-deliver. Develop a reputation for reliability; never make a promise that you can’t keep. Your word is your bond.

-Pay attention to the small things. Get in the habit of returning phone calls, e-mails and other correspondence quickly. Follow up, follow up, and follow up.

-Stay in contact and keep good records. Take the time to jot down notes from meetings and phone calls making certain to record all relevant information. Maintain a written record of service. This is especially helpful when clients are reassigned to new agents. Setup a suspense system to track important contact dates such as client review calls and birthdays. Consider sending a personal note or an article of interest every six months.

-Give your clients a promotional gift. Consider sending them a letter opener, coffee mug, or a calendar with your picture and contact information.

-Establish a feedback system to monitor how your clients perceive the quality and quantity of the service you provide. Service is not defined by what you think it is, but rather how your customers perceive its value. When it comes to customer service, perception is reality.

Progressive companies emphasize commitment to customer service from the top down by establishing training standards and continuously monitoring customer satisfaction. Companies that fail to implement an effective customer service program actually do a disservice to their customers and unknowingly, leave the backdoor open to their competitors. If you do it right, sales and service blend seamlessly and you will exceed your customers’ expectations.

Change for the Better

COMMENT:  Change is just part of the pattern of life.  That is a given.  It is what you do with that change that literally determines your future.  And the more you grow, the better you handle unexpected circumstances.  This being said, it is obvious that personal growth will lead you to a better life.  It is so easy to go day-by-day in a reactive mode.  Busyness does that to all of us.  But, in the happy world you really want for yourself, you need to be proactive and in control of who you are and how you handle the changes that come your way.  Every adversity has a learning gem attached to it.  You merely have to keep on growing enough to see and understand the lesson.  So, make the choice to keep growing every single day.  It will make the trip a whole bunch more fun.

COMMENT:  Sometimes people forget, or never even realize, that words are a significant programming mechanism for what enters the brain—and, what enters the brain eventually comes to pass in real life experiences.  Negative words create negative thoughts and negative thoughts create negative experiences.   So, as part of your 2011 personal growth agenda, how about making an irrevocable decision to eliminate words that don’t serve you.  Since, as Aldous Huxley suggests, words do form the thread of the life you will weave, how about deciding to create a beautiful work of art that will bring wonderful experiences for you and others.  Sounds like a great way to go.

Mortgage-finance company Freddie Mac, a government-controlled entity that owes its survival to about $64 billion in bailouts from the U.S. Treasury Department, files suit against the Internal Revenue Service—an arm of the selfsame Treasury Department that provided the aforementioned $64 billion—over a levy of $3 billion in back taxes. If the suit is successful, American taxpayers (Freddie Mac) won’t have to pay the $3 billion to American taxpayers (the IRS). If not, we will in fact owe ourselves the three large. Either way, someone will be paying Shearman & Sterling, the law firm representing Freddie in the case.
